We using Leica laser measuring equipment and can normally be on site within 7 days of instruction with completed drawings available after a further 5 days.

Topographical Surveys
Topographical Surveys
A topographical survey is an accurate depiction of a site (property or an area of land) which shows all ground features with a relative level at each point. A survey is undertaken using a laser theodolite to record points with the resulting data downloaded and created into a CAD drawing. This plan can then be used as a template to position a new building on site, begin the design of a new building or design alterations to an existing building.
Topographical surveys can be related to national Ordnance Survey grid (always a requirement in proximity to flood plains) or a local datum to which all given levels relate. Each point on a topographical survey has three dimensions which positions it in relation to surrounding features and facilitates ground modelling and projections to be produced from the topographical survey.
Additional information can be integrated into topographical surveys which can assist a design team in taking account of the surrounding features or pertinent points of a particular site and incorporating them into their design. This can include:
- Positions of surrounding buildings
- Heights and positions of windows overlooking the site, ridge, eaves or floor levels of
- adjacent buildings
- Sections through sites with particularly diverse gradients
- Position of underground drainage runs, including pipe sizes and positions along with invert and cover level data.
- Position and height of any overhead features such as electric or telecom wires.
- Underground utilities information (from radar tracing and integrating utility records data)
A topographical survey affords greater clarity to any planned development by reducing the risk of costly errors which could be made without an accurate picture of a site. A topographical survey can reveal information that at first sight may not have been obvious from existing or OS plans, such as changes that may have occurred over time, unknown site features such as underground culverts or utilities. This allows the architect or designer to accurately plan the proposed development tightly within the confines of the available space.

Measured Building Surveys
Measured Building Surveys
A measured building survey is an accurate depiction of the layout of a building displayed in a visual format in the form of floor plans and elevations. Plans are drawn based on measuring the various features of a building and drawing them into a CAD based plan which can then be output into a variety of formats such as dwg, dxf, pdf or printed onto paper.
A survey is undertaken using a laser theodolite (where relevant) and /or hand measured with the resulting data recorded. Typically, the floor plans and elevations can then be constructed from this data into a CAD drawing. If required, this data can also be used to produce sections through the building or a street scene.
The purpose of a measured building survey is to provide the architect or designer with a base drawing to plan a new building or alterations to an existing building. The plans are normally presented in the form of a CAD compatible drawing in dwg or dxf format but can also be in a variety of different formats such as pdf or even plotted onto paper.
Specific details can be added into the CAD drawing on layers, such as ceiling plans, radiators, electric socket points etc depending on the particular project. Boundary Surveys
Boundary Surveys
A Boundary survey is a plan drawn up to accurately represent all relevant ground features such as... buildings, walls, fences, hedges, roads etc in relation to their surroundings. Often this can be due to a dispute or just for clarification of ownership. We are used to working with legal experts in this field and it is advisable to use a solicitor or legal expert to complete any paper work to compliment our plans.
In cases of uncertainty regarding boundary positions, or if you have a boundary dispute, the first step is to carry out an accurate topographical survey to determine exact positions of building and any other relevant ground features to throw light on the situation. The resulting drawing is then plotted and compared to the land registry plan to highlight any discrepancies. In some cases we are able to overlay the two plans to highlight any areas of interest or where their is a clear deviation from the legal title plan. It is then possible to mark up the resulting drawings with notes to accompany any remedial work necessary or to form the basis of an agreement between neighbours.
In many cases this allows any discrepancies to be shown up once a survey has been carried out and the issue can be resolved. It is important to seek the advice of a solicitor or boundary dispute expert to ensure that you cover all aspects of your boundary query and if necessary a determined boundary agreement can be drawn up.
Do be aware that although the Land Registry Plan shows the legal boundary (usually denoted by a red line,) it is for indication purposes only and when this red line is translated onto the ground, depending on the scale of the plan, it can be 50cm wide or more. In many cases, plots are subdivided by extending lines of existing ground features such as walls, roads and buildings.
Determined Boundary Plans In the case of a disputed boundary, it is advisable firstly to have an accurate survey plan drawn up to highlight any discrepancies with the Land Registry Plan. The next stage would be for you and your neighbor to establish an agreement in terms of the position (and in some cases) maintenance responsibilities for a particular boundary. On this basis, we can prepare a Determined Boundary Plan. In this case, each party would sign the plan and your solicitor or legal advisor would submit this to Land Registry to be registered against each property’s title.

We provide a complete package including a surveyor with assistant if necessary, Leica survey instrument, laser level, pegs, sprays and markers. We also offer an on site mobile office setup with backup CAD facility meaning the architects or engineers drawings and design information are always to hand. This can avoid costly delays on site when time is of the element and site managers are under pressure to keep contractors going and the work flowing.
We work from the planning drawings to provide a compete building set out package right from the building position down to the invert levels of each drain. It is always advisable to have an accurate topographical survey carried out with datum points marked and co-ordinated on the drawing. Land Registry Plans
Land Registry Plans
A Land Registry Title Plan is required when selling or leasing land and property. Its purpose is to show the position of the legal ownership of a piece of land or area relating to ownership or a lease agreement. This normally denoted by a red line surrounding the area relating to a particular title.
Here at Land Plan Surveys, we have been producing Land Registry compliant plans for many years for a large range of clients. Typically our plans are used for land splits, first registrations and registrable leases. If you are looking to buy or sell a piece of agricultural land or part of a garden, divide an existing plot into separate titles or register a lease, we have all the experience necessary to assist a compliant and successful application.
Any plan that needs to be lodged with an application for registration must fulfill certain criteria. For example they must be to a certain scale, the land clearly delineated with a north point and be identified clearly on an Ordnance Survey map. If the Land Registry Plan does not fulfill these requirements, it may mean that the application is rejected on delivery or cancelled some time afterwards.
It is important to seek the advice of a solicitor or legal expert to ensure that you cover all aspects of your application to the Land Registry. In some cases, it is necessary to include floor levels (in relation to flats) or denote a right of access across a particular piece of land to adjoining neighbours (often outlined by a blue line).

Case Study 1 We project managed the renovation of several terraced properties in Sheffield for a client who was planning to travel overseas and use the properties as an income. After the renovation was complete, we oversaw renting the properties out and now provide an ongoing grounds maintenance and repair service.
Case Study 2 We provide a land and woodland management service to several land owners, some within the Peak District National Park. This involves implementing seasonal tree felling and planting, maintaining dry stone walls and fencing and advising on planting schemes and species. In some cases we've consulted on species habitat and provided bird and bat boxes and implemented a woodland management plan. Case study 1 Oakapple Community Farm. We provided a permaculture design plan over a 12 acre site incorporating a food forest, orchard, vegetable garden and productive woodlands. Initially a topographical survey was carried out and a plan produced plotting all the various trees, level changes and water features etc. We sourced funding from the Woodland Trust and ran corporate tree planting events to help with the cost of the trees. A design was put together and implemented using the principles of permaculture in relation to landscape, tree species, water, access and sustainability. In total 13,000 trees were planted, 3km of fencing put in and numerous ponds/ swales dug to manage the water in the landscape.
Case study 2 Private garden in Tideswell. A steeply sloping and disused garden was created into a stone terrace, barbecue, vegetable growing and pond area by incorporating a series of structural retaining walls clad in natural limestone to reflect the local vicinity. We worked closely with the client and Rustic Roots, a local landscaping company to implement the design and ensure conformity with the structural aspects of the work and to compliment existing features and surroundings.
Case study 3 Landscape planting scheme in Shebbear, Devon. We provided a topographical survey of a 22 acre site to a developer of a greenfield site in Devon in an environmentally sensitive area. We further assisted the client in negotiations with the local planning authority by providing a planting plan for their new build housing estate. This incorporated green spaces, specific trees in individual plots plus an orchard and community garden plan which ultimately resulted in a planning green light which helped sales and added value to each plot.
